This is a 10-story, 10-bay domestic: Hotel building in the Art Deco style built in 1935. The foundation is reinforced concrete. Exterior walls are original stucco. The building has a flat with parapet roof. Windows are replacement aluminum single-hung sashes. There is a single-story, six-bay porch characterized by an integrated (under the main) roof. Unusual for Ocean Drive, the historic porch is raised one story and accessed by a split-flight staircase; Tile flooring; Metal railing and ornamentation styled after common Art Deco "fountain" design The original primary entryway appears to have been up the split-flight staircase and through the raised porch. Presently, however, the building serves multiple functions (restaurants, bars, retail space) and so no one distinct primary entryway is apparent. There is an additional entryway (records show it is the entry into the basement level) level with the street, directly south of the original tiled fountain, ornamented by fluted pilasters and glass block. Porch extends horizontally from the east elevation; Terrazzo floor designs; Concrete wall railing; Open deck/patio space with no roof Primary entryway is tucked into a coral stone clad archway at the bottom of the central bay on the primary facade Arches above windows on first floor; Arches, columns and balcony at the apex of the center bay; Clay barrel tile roof; Coral stone on exterior walls at first floor; Multi-colored terrazzo floor design; Decorative columns at central bay extending from first through third floors The original building at 1404-1410 Ocean Drive was designed by Roy France in the Mediterranean Revival style and constructed in 1935. The original east facade of the Roy France structure survives and some portions of the north and south elevations. The east elevation was substantially modified in 1959, but the original east facade survived beneath the 1959 addition. In the 1990s, the building lay unused and in 1997 the property owners came to the joint Design Review/Historic Preservation Board with a proposal to demolish and reconstruct the the orginal structure. This proposal was denied by the Board. In 1998, the City of Miami Beach Building Official ordered the demolition of most of the existing structure. The property owner came back to the Board with a proposal to retain and renovate the east facade and construct a new and additional structure at the western portion of the property, including a two-story addition to the original three story structure. This proposal was approved and work commenced. The property is currently controlled by a condominium association, but most of the units are owned by EL AD EDGEWATER LLC.
